How is Global Warming Going to Effect Resort Real Estate?

As scientists establish that global warming is happening beyond reasonable doubt different industries and businesses will have to adjust to the changing climate.

As most of the US is experiencing temperatures toping 100 degrees Fahrenheit on a regular basis in the summer it is worth looking at areas that offer some reprieve from the heat. Beach resorts and mountain towns are about the only alternatives.

Aspen at an altitude of about 8000 feet above see level offers summers with temperatures maxing out at about 85-90 degrees. The evenings cool down into the 70’s and nighttime temperatures hover in the low 60’s. Even taking into account a warming trend these are still very attractive temperatures especially when considering that the humidity is very low.

In the future, if people want to escape the heat, the mountains are about the only spot where the summers will be bearable.

The winter is where ski resorts will find themselves facing a more uncertain future. Later snowfalls with an earlier spring will shorten the ski season. With an estimated 30% of the European ski resorts to close over the next 20 years it is not unreasonable to expect the demand for ski related activities to increase in places that offer a solid winter like Aspen.

Since Aspen and Snowmass are fast turning into summer resort destinations in addition to the winter skiing it becomes clear that demand for real estate in the area will increase over time with the effects of global warming taking hold. Second-home buyers will not actually have to be winter sport enthusiasts to reap the benefits of the mild summers in the Roaring Fork Valley.

Retiring Baby-Boomers will increasingly turn to acquiring second homes in Aspen or Snowmass and possibly later use them as their primary residence to escape the summer heat elsewhere.

The writing is on the wall. High elevation real estate especially in town with the necessary medical, cultural and transportation infrastructure like Aspen will further blossom not at last due to the effects of global warming.
